The brief
A cantilevered limestone volume that reads as a single slab from the coast road, and dissolves into terraces the moment you step inside.
Site area
2,410 m²
Built area
840 m²
Levels
3 + basement
Structure
Post-tensioned concrete
Envelope
Honed Alicante limestone
Certification
BREEAM Excellent
The constraint
A 14° slope, a protected pine line, and a client who wanted the sea visible from every room without a single visible column.
What we did
We post-tensioned the main slab and pushed all load to two service cores buried in the hillside. Glazing became structure-free.
The result
Nine metres of unbroken cantilever, delivered three weeks ahead of programme and 2% under contract value.
Structure
The main slab is post-tensioned across nine metres and carries no intermediate support. All vertical load is driven back into two service cores sunk into the hillside, which also take the lateral wind case. The result is a floor plate that can be glazed on three sides without a mullion doing structural work.
Material
The limestone is a single Alicante bed, honed to 40 mm and laid in a stack bond with 3 mm joints. Every course was dry-laid in the yard first and numbered, so the coast elevation reads as one continuous plane.
450 mm post-tensioned slab, two buried cores
Alicante limestone, honed, 40 mm
Structural glazing, no visible mullions to the sea
