Architects, quantity surveyors, structural engineers and site managers sit on the same floor in Marbella. When a detail changes, the cost plan changes the same afternoon — not six weeks later in a variation order.
We take on eleven houses a year. That number is not a marketing position; it is the maximum our directors can personally attend site for, every fortnight, for the life of the build.

Fixed price at
stage three.
After stage three our number does not move unless you move it. That is a contract clause, not a promise.

Listen & survey
2–6 weeks
Site, soil, sun, access, planning constraints. We write you a feasibility note that includes what we think you should not build.

Design & model
3–6 months
Concept through to consent. Cost planned in parallel, updated every two weeks, never at the end.
03
Fix the number
4–6 weeks
A single lump-sum contract with a priced schedule of every element. After this point our price does not move unless you move it.
04
Build
12–30 months
Our site teams. Fortnightly director visits, weekly photo report, live cost and programme dashboard.
05
Hand over & hold
24 months
Full commissioning, a two-year defects period we actually staff, and a building manual you can hand to the next owner.
